Hangar Project
This project is located in the Santa Monica airport. It consisted of a new commercial building inside an existing hangar.
It was designed with minimum foundation work for the ease of a future demolition. The height cleareance was very
sensitive at the large cantilevered floor level due to specific airplane heights and at the roof level due to existing roof girders.
It consisted of a 2-story Moment Frame at the front and shearwalls throughout.

ESCADA
A 6,000 square foot interior remodel of the Regent Beverly Wilshire Hotel in Beverly Hills, CA.

EZ Lube - Melrose, Orange, San Bernardino, and San Marino
Concrete block one story buildings with one level subterranean to access
the cars. The first floor deck is composite steel and concrete decks on
steel beams.

Paperfish Restaurant- Beverly Hills, CA
The project consisted of the renovation of an existing restaurant, located on the first floor of an
existing multi story steel building. The space is over an underground concrete garage which remained unchanged.
Structural design included interior partition walls, support of mechanical units and duct work, support of architectural
fixtures (such as a nana wall suspended folding door system, curved steel ceiling features, bar wine bottle chandelier,
rails and bar counter tops) and alterations to the existing structure such as floor penetrations for mechanical, electrical
and plumbing.

Lexus Santa Monica
Three buildings in Santa Monica are undergoing a serious remodel and retrofit
for a new Lexus service/sales center. This project is currently under construction.

Geox
A tenant improvement remodel of a retail space in Beverly Hills. This store has
a new façade and a sloping glass ceiling above the store space supported by steel
beams.

Bottega Veneta
Another build-out of a space in Beverly Hills for this high-end clothing store. The
existing mezzanine was re-configured and new stairways added to the basement along
with all the usual partitions, drop ceilings, and clothes racks for a retail tenant
improvement.

Thacher School

Santa Monica Pier
We do various ride work at the park. Installing new rides, signs, buildings.
The hard part is trying to support the structure above without adding any
new concrete pilings below the pier.

1217-1222 2nd street
Three buildings on Second street in Santa Monica are side by side. These
buildings are four stories steel office / retail with one level subterranean.
When these buildings were being designed in 1999 the rigid frame connection
issues were still not worked out from the Northridge Earthquake. The city
required special moment frames - we chose Reduced Beam Section (RBS) connections.

W. I. Simonson Mercedes
This is a new car showroom over service bays in Santa Monica. The show room
is like a custom house in wood. Below that, the entire site is covered with
a two-way flat plate concrete deck. Below the deck is the service area.
Tall 16" diameter columns support the concrete deck. Subterranean walls
constructed with shotcrete.

Laborer's Hall
New meeting and instruction space for the Laborer's union. Approximately
35,000 sq. ft. of space in three buildings.

3347 Motor Avenue (Our Building)
A remodel of an existing multi-use structure -- Previously there was a restaurant
downstairs and residential living space upstairs. It is now 100% office
space (and the home of C. W. Howe Partners).

Moorpark Golf Course - Club House
Essentially a very big custom wood house used as the club house of a golf
course.

1814 14th Street
An office building mostly of concrete. One level of subterranean parking
topped by a concrete deck plus one more level of deck at the second floor
level. This concrete structure was topped by one level of wood offices.

3rd Street Commercial Building
New commercial / retail building in Santa Monica. This building has one
level subterranean parking and three levels above. The first level above
the concrete deck (ground level) is all steel and composite deck construction.
Very difficult parking requirements demanded this mix of structural systems.
above this steel level is one more level of wood construction with an interesting
wood roof. Wood vertical framing members are open web trusses.

Westland School
This is a gym for a private school on Mulholland Drive. The gym has exposed

LAUSD Offices
This project entailed the addition of a new office mezzanine into an old
theatre building. The mezzanine is self-supporting using steel and open
joist framing.

Old Navy - Fallbrook Mall
This commercial remodel entailed the removal of a very long block wall and
replace it with steel frames. A sequenced construction method was used -
remaining portions of block / brick wall were used as a beam element to
support itself while the steel was installed.
