Vesta Beach Condominiums

This three-story, 23 unit condominium building with a penthouse (effectively making it four stories) has about 32,500 sq. ft. of habitable space. The first level is an elevated concrete flat plate with one more level of concrete below grade for additional parking.

Figueroa Development

Eleven single family homes built according to the new small lot subdivision ordinance. The design is modern. Challenges included minimizing the separation between units to maximize interior square footage.

Quintero Apartments

New four-unit apartment building built on a concrete podium for "tuck-under" parking. This concrete podium has a 12 foot cantilever. The structure is located on a steep hillside where we utilized a combonation of deepened footings and retaining walls.

Bagley Apartments

A 10 unit apartment building with roof deck and subterranean parking. Three-Stories of timber framing with shearwall lateral resisting system on two-way concrete deck, concrete retaining walls and concrete columns.

Cottage Lofts

6 Condos with parking below, stepping down, sloping terrain. These buildings are framed with structural steel, composite deck, and lightgauge joists and walls. The lateral system is comprised of "Sure Board" shearwalls, steel moment frames, and braced frame.

Ocean Park Condominiums

This is a condominium building with subterranean parking on Ocean Park Blvd. Each unit has a separate concrete block garage. The structural deck is mostly supported on block walls.

Oceana Suites Hotel

Remodel of a three story wood-framed, 60 room hotel in Santa Monica. We did an extensive remodel of this same hotel in 1995 with another architect and then again in 2006 / 2007 with KAA. In this latest remodel a restaurant was added plus sound attenuation throughout the hotel. As usual, time was short and with every day under construction people were not in the pool.

411 N. Oakhurst

This is a multi-residential building approximately 30 units. Four levels above grade and two levels below. The hard part about this one was the foundations. Due to a very high water table a mat foundation was used. The required mat was 30 inches thick under the entire basement.
